All our homes consist of the following:
Quality Furnished Single and Double rooms in a quiet 4 bed household close to the Center of Guildford, Main Line Train Stations, Research/Business Parks and Surrey University, and is on an easy bus route. Approx. 15-20 min. walking distance and 5-10 minutes by car or bus.
1. The rental includes Gas, Electricity, Water, Council Tax, TV License, BT Infinity/Virgin (Fast fibre optics) Wireless Broadband.
2. It includes our SERVICE: We provide Communal Professional Cleaning and Garden services every two weeks as well as all household maintenance. Annual carpet, window and oven clean.
If you do not have a car, it includes transport to and from the Station for viewings and luggage.
Supplied with the house:
Modern Kitchen to include, All Crockery, Cutlery, Domestic Appliances, Washing Machine, Cooker, and generous Fridge Freezer, Microwave. Allocated Cupboards for each sharer. Ironing board and Iron. Bucket, mop and Hoover. (You provide your own personal groceries and other domestic items)
Living area: Flat Screen TV, Lounge sofas, tables, chairs. etc Fully curtained. Decorated and attractive.
Bedrooms: Double Bed, Firm Reflex Back Support Mattress plus hygienic waterproof mattress cover. Bedside table/s and lamp. Decorative poster. Wash basket. Laundry rack, and bin.
Optional Extras: Bed linen furnishings. Duvet, Plus Cover, Pillows, fitted sheet. These optional bedding items are payable separately. £100 (You may bring your own)
There is one Spacious Full Bathroom with shower upstairs.
The garden is maintained and suitable to share the odd friendly barbeque.
Who will you share with?
Other similar professionals or mature working students, aged from twenties to late thirties.
You will all have your own privacy and only need to share communal areas as necessary.
Terms: Preferably minimum 6 month let. (Occasionally 3-4 months may be negotiated, for an additional £100 admin fee, plus £50/month)
£600 deposit. Payable in advance, however, again may be payable over two months, by agreement. This will be kept in the DPS if you stay for at least 6 months or in a safe client account for short term lets.
References/Admin Fee of £200 payable to do full references and draw up the tenancy. Check out fees of £95 apply at the end of the contract and are taken off the deposit.
You will have a Conventional Room AST Contract and will need to abide by the house rules for a happy home environment.
