Quality Furnished Single room in a quiet 5 bed household close to the Center of Guildford, Main Line Train Stations, Research/Business Parks and Surrey University, and is on an easy bus route. Approx. 15-20 min. walking distance and 5 minutes by car or bus.
The rental includes Gas, Electricity, Water, Council Tax, TV License, Wireless Broadband.
SERVICE: The rental includes Communal Professional Cleaning done twice a month and Garden maintained. We will also collect you and your luggage on Check in from the Guildford Station and back again on Check out at the end of the tenancy. Please note all household maintenance is also provided.
Supplied with the house:
Modern Kitchen to include, All Crockery, Cutlery, Domestic Appliances, Washing Machine, Cooker, and generous Fridge Freezer, Microwave. Allocated Cupboards for each sharer. Ironing board and Iron. Bucket, mop and Hoover. (You provide your own personal groceries and other domestic items)
Living area: Flat Screen LG TV with DVD and HD with computer connectivity, Lounge sofas, tables, chairs. etc Fully curtained. Decorated and attractive. Additional communal home comforts have been provided.
Note: This house has parking for 3 cars off the road and space in the close. Free. There is also a garage for storage only at the back. It is a 5 bed house and each room is rented out individually to compatible house sharers. Great care is taken is selecting the right applicants.
Bedrooms: Double Bed, Firm Reflex Back Support Mattress plus hygienic waterproof mattress cover. Bedside table/s and lamp. Decorative poster. Wash basket. Laundry rack, and bin. All the other bedrooms are a good size but where the lounge has been converted to a bedroom/sitting room, the price for that room is slightly higher, as it is big enough for a couch or other additional furniture as well.
Optional Extras: Bed linen furnishings. Duvet, Plus Cover, Pillows, fitted sheet. These optional bedding items are payable separately. £55 (You may bring your own)
There is one Spacious Full Bathroom with shower upstairs. Plus guest toilet downstairs.
Who will you share with?
Other similar professionals or mature working students, aged from twenties to late thirties. You will all have your own privacy and only need to share communal areas as necessary. We aim to keep a healthy mix of male and female and different nationalities. We don`t want conflict in the house so it is important that we select compatible housemates, as it is important that you all get on, like and trust each other.
Terms: Preferably minimum 6 month let. (Occasionally 3-4 months may be negotiated, at a premium: Note short term lets are rare and always charged at a premium. Budget at least another £3-5/day)
£500 deposit. Payable in advance, however, again may be payable over two months, by agreement. This will be kept in the DPS.
References/Admin Fee of £150 payable to do full references and draw up the tenancy. If you pay for 6 months up front we will reduce this fee to £75.
We recommend that you take out insurance to cover contents damage. (Optional)
You will have a Conventional Room AST Contract and will need to abide by the house rules for a happy home environment.
